North Vancouver and West Vancouver are different markets

North Vancouver has a broader mix: Lower Lonsdale apartments and newer mid-rise near the SeaBus, then family houses and duplexes further up the slope. It draws professionals commuting downtown as well as families.West Vancouver skews larger, older and higher-value, with more detached homes and a thinner but wealthier tenant pool. Units take longer to lease and tenancies run longer still.

What moves rent on the North Shore

  • A second bathroom. On family-sized homes this is close to decisive.
  • Genuine outdoor space. A usable yard or deck is expected, not a bonus.
  • Parking, and often two spaces. Most North Shore households run two vehicles.
  • Commute access — proximity to the SeaBus, or to the bridges, shapes the applicant pool.
  • Heating and insulation. Older housing stock, wetter microclimate, higher utility bills. Tenants ask.

What owners should watch

Longer marketing times are normal. A larger, higher-priced home has fewer possible tenants by definition. Budget for it rather than panicking into a discount in week two.Older building envelopes. Moisture, drainage and roof condition matter more here than in newer stock. Document condition thoroughly at move-in.Speculation and Vacancy Tax applies. Should I allow pets?

On the North Shore it widens a pool that is already narrow, and you may collect a pet damage deposit of up to half a month’s rent. Strata bylaws may still prohibit pets regardless of your lease.

Rarely for family homes. The market here rewards stability over the furnished premium.

How much can I increase rent each year?
