Burnaby Rental Guide for Landlords: Metrotown, Brentwood and SFU

Elevated rapid transit running past mid-rise residential buildings at golden hourBurnaby is the most transit-shaped rental market in Greater Vancouver. Where a unit sits relative to a SkyTrain station does more to determine its rent and its days on market than almost any interior feature. For owners, that makes pricing unusually legible — if you read the right comparables.

Burnaby is really four markets

Metrotown is the densest, with the deepest tenant pool and the most direct competition. Units let quickly and are compared ruthlessly against near-identical neighbours.Brentwood has absorbed a great deal of newer tower supply and attracts younger professional households.Burquitlam and Lougheed draw commuters and students, with newer stock around the stations.SFU and Burnaby Mountain is its own ecosystem, driven by the academic calendar rather than the general market.

What moves rent in Burnaby

  • Walking minutes to a station. The single biggest factor. Tenants filter on it before they look at your photos.
  • Building age and amenities. Newer towers compete hard on gym, lounge and concierge, which drags on older stock nearby.
  • Parking. Less essential than Richmond, more valuable than downtown.
  • In-suite laundry and a real second bedroom rather than a den described as one.

What owners should watch

The SFU calendar. If your property serves the university, demand is seasonal in a way the rest of Burnaby is not. Aligning tenancy start dates with the academic year materially reduces vacancy risk.New completions. Burnaby has delivered a lot of new supply around the town centres. Price against units that actually leased recently, not against asking prices in a building still filling up.Strata bylaws in newer towers tend to be detailed on moving windows, parking, bike rooms and pets. Give tenants the current bylaws and rules. Strata corporations may fine tenants for their bylaw or rule contraventions. Under section 131 of the Strata Property Act, a strata corporation may collect a tenant’s fine or related remedy costs from the tenant, landlord or owner, without collecting more than the total amount owed. See sections 130–131 of the B.C. Strata Property Act. Speculation and Vacancy Tax applies, so every owner on title declares annually even when exempt.

Frequently asked questions

Is Metrotown or Brentwood better for a landlord?

Metrotown offers the deepest tenant pool and fastest letting; Brentwood often attracts a slightly higher-paying professional household. Both reward being close to the station.

Should I target SFU students?

It can work well if you accept the seasonality and set tenancy dates around the academic year. Screen and document exactly as you would anywhere else.

How much can I raise the rent each year?

For residential tenancies subject to the annual limit, the standard maximum increase is 2.3% when effective in 2026 and 2.2% when effective in 2027. The effective year determines the applicable limit. Landlords must use the prescribed notice form, provide at least three full months of notice, and meet the 12-month interval requirement. Different rules can apply to exemptions or approved additional increases. Review the B.C. rent-increase guidance and the official 2027 announcement before serving notice.

Does a den count as a bedroom?

Not to most tenants, and advertising it as one tends to cost you viewings rather than gain them.
