Full management is designed for owners who want an ongoing local point of contact. Depending on the property and agreement, the work commonly includes:

- Strata correspondence, Form K coordination and move bookings
- Recordkeeping and support with Residential Tenancy Branch processes
- Renewal, rent-increase and move-out administration
A management fee should be evaluated against the actual work transferred away from the owner—not only as a percentage of rent.
What tenant placement includes
Tenant placement is for owners who want professional leasing assistance but plan to manage the tenancy themselves after move-in. Lift’s tenant-placement process can include rental pricing, professional marketing, enquiry handling, showings, application review, screening, recommendations, tenancy documentation and move-in coordination.
Once possession is delivered, the owner assumes responsibility for rent collection, repairs, legal notices, inspections, deposits and future tenant communication unless a separate management arrangement is in place.
Questions to ask about additional charges
Before choosing a property manager, ask for a complete written fee schedule. Questions should cover:
- Setup or onboarding charges
- Photography and advertising costs
- Inspection charges
- Lease-renewal fees
- Maintenance coordination or contractor markups
