After move-in, a tenant-placement client normally becomes responsible for rent collection, tenant communication, repairs, inspections, strata correspondence, rent increases, notices, deposit administration and move-out procedures. Owners should have systems in place before possession is delivered.

Legal responsibilities do not disappear
A professional manager performs agreed services as the owner’s agent, but the property and tenancy must still comply with the Residential Tenancy Act, strata bylaws and other applicable laws. The written service agreement should clearly identify authority, communication procedures, maintenance approvals and fees.

Can tenant placement become full management later?
Yes. The manager will need the complete tenancy file, including agreements, inspection reports, deposit details, payment records, notices, maintenance history and strata documents.
Does tenant placement guarantee a problem-free tenancy?
No screening process can guarantee future conduct. A documented and consistent process helps owners make informed decisions, but circumstances can change.
Who holds and returns the security deposit?
The written service and tenancy arrangements should identify the responsible party. Deposit collection, interest, deductions and return must comply with the Residential Tenancy Act.
Will full management eliminate every owner decision?
No. Owners still approve major expenses and important strategy decisions according to the management agreement, while the manager handles authorized daily administration.
