What tenant placement includes
- Rental assessment: review the property, its condition, amenities and competing rentals to recommend an asking rent.
- Professional marketing: prepare the listing, coordinate photography and advertise the rental.
- Showings and enquiries: respond to prospective tenants and arrange property viewings.
- Applicant screening: review supporting income and employment information, credit information, rental history and references, using appropriate consent.
- Owner decision: explain the application findings so you can make an informed selection.
- Tenancy preparation: coordinate tenancy documents, agreed terms and move-in requirements.
- Move-in coordination: arrange the condition inspection and applicable strata procedures, including elevator bookings and Form K.
Tenant-placement fee
Our standard tenant-placement fee is 50% of one month’s rent, plus GST. We confirm the service scope and applicable fees in your proposal before work begins. Portfolio pricing may be available for multiple units.
Placement or ongoing management?
Tenant placement suits owners who can handle rent collection, tenant communication, repairs, records and tenancy administration after move-in. If you want continuing support, our full-service property management includes day-to-day rent administration, owner reporting, scheduled inspections, maintenance coordination and strata communication.
Full-service management is priced at 8% of monthly rent collected, plus GST. Placement and ongoing management are separate services; your agreement sets out exactly what is included.

Do you guarantee how quickly a tenant will be found?
No. Timing depends on asking rent, property condition, season and applicant demand. We review enquiries and feedback with you as marketing progresses.
Who handles repairs and rent after move-in?
With placement-only service, the owner takes over ongoing administration at the agreed handover point. Choose ongoing management if you want Lift to continue handling those responsibilities.
