Rental-market averages can help owners frame a pricing conversation. The useful next step is to compare the individual home with properties a prospective tenant could choose instead. In this update, Lift Realty Group reviews selected figures from liv.rent’s October 2026 Metro Vancouver Rent Report and explains how owners can use them.
October rental snapshot
The report lists a Metro Vancouver average of $2,083 per month for an unfurnished one-bedroom rental. Selected city figures for the same listing category are shown below.
| City | Monthly rent |
|---|---|
| North Vancouver | $2,452 |
| West Vancouver | $2,532 |
| Burnaby | $2,054 |
| Vancouver | $2,329 |

How owners can use these figures
Compare similar homes. Match property type, bedroom count, floor area, condition, parking, storage, outdoor space and included utilities. Furnished and unfurnished homes need separate comparisons. A city-wide one-bedroom average is a starting point, not a valuation of a particular condo, townhouse or detached home.
Check current competition before advertising. October’s snapshot provides context. Review the comparable homes available when your listing launches, and record why your asking rent fits the property’s features and competition.
Review enquiries and showings together. If a listing receives attention but few viewing requests, revisit its photos, description, showing availability and pricing. A clear listing should explain what is included and give prospective tenants an accurate picture before they visit.
Local context matters
Owners can explore our North Vancouver property-management services, West Vancouver property-management services and Burnaby property-management services. West Vancouver refers to the municipality on the North Shore; it is separate from Vancouver’s West Side.
A separate Lift leasing example
Lift Realty Group recently secured a signed lease for a three-bedroom, unfurnished Vancouver townhouse at $5,950 per month within two weeks of advertising. The lease was signed on November 1, 2026. Read the Vancouver townhouse tenant-placement case study for the marketing, showing and screening work involved.
That result concerns one property. It is not directly comparable with the one-bedroom averages above and does not establish an above-market rent or a typical leasing timeline.
